The maintenance of your property will be given the same dedication as is shown by us in your initial property let. We strongly believe that our future reputation and customer support as a business is reliant on us doing a good job throughout the tenancy - where we exceed expectations with our high level of management we have been able to gain from repeat business from both the landlords and tenants.


We make communication a cornerstone of our property management strategy. We will keep you up to date at every stage within your tenancy. This will include:

- Monthly rental and cost statements
- Three visual inspection reports each year as standard
- Running email/telephone updates on all active repair jobs
- Additional post work reports for all major works
- Annual Gas Safe Registered engineer reports (where property has gas)
- NICEIC Registered engineer electrical report every five years

Further to the above we are always happy to spend the extra time with our landlords and tenants explaining and discussing any issues and outlining different options that are available.

Managing a let property is a time consuming activity - we are here to do the hard work for you. However, saving you time shouldn’t mean taking away your right to make decisions about your property.

At Portmoor we tailor build each Landlord’s Property Management package. This will take into account how involved you want to be with both the small and big issues.

To keep you in control we always show Landlords detailed quotes and get approval before instructing large works.

For urgent repair issues we give Landlords the choice on how they want us to respond. This can range from us automatically dealing with these issues and just sending a post works report (up to an agreed cost limit) to us always calling and/or emailing before works are instructed.

As with all our staff we only employ quality, qualified experts to manage your property. We offer a higher level of knowledge and experience than other agents. This leads to better advice and decisions which saves you money, protects your property and keeps your tenant satisfied.

In order to maintain this level of service we are very selective regarding the contractors that we use. We vet all contractors. All our contractors have demonstrated that they are both insured and hold relevant professional registrations. We regularly audit our contractors to ensure that they are providing both the high level of service and strong value for money that our Landlords expect.

At Portmoor our aim is to get your rent to you as soon as possible. We do not approve of agents that sit on client’s money for up to 10 working days after receiving it. We promptly transfer rents to Landlords aiming that it should not spend more than a single full working day within our account.

Our strict referencing and high quality of tenants combined with a professional and thorough property management service means that we suffer extremely low levels of rent arrears.

Where this problem does arise we are very successful in resolving the problem through a policy of chasing the tenant strongly, involving guarantors and where necessary deducting from the deposit.
